What Does $300,000 Get You In Livingston County Michigan?

So you’ve pinpointed your search area in southeast Michigan to the one and only Livingston county. With a price range of $300,000, I bet you're curious where you can stretch your dollar the furthest and what location suits you the best. Stick around, and see exactly what $300K and under gets you in Livingston County Michigan!

So without another second to waste, I’ll jump into Livingston County.


For those of you that don’t know, Livingston county is located in southeast Michigan, with a population of over 195,000 people separated into the cities of Howell, Brighton, Fowlerville, Hamburg and Pinckney. Within those cities and villages are charter townships and an extensive list of civil townships, but for the sake of this video's purpose, I'll simply use a little imagery along the way to show the overall space.


Starting with Howell. What can $300,000 get you in Howell, Michigan? Starting with a home off of Maury place. This 3 bedroom, 2.5 bathroom, 1,584 sq ft home with a 2.5 car garage on a ½ acre lot is listed at $299,000 and is situated in a nicely wooded subdivision, giving off a wonderful up north feel with a great view of Lake Chemung. This home isn’t terribly outdated by any means, if anything it gives off a rustic feel with the stone in the kitchen and exposed brick fireplace.

Another opportunity in Howell, starting at $300k, is a new construction home ready to build in Allen Edwin Homes’ Oak Grove Meadows Subdivision. Keep in mind that all the bells and whistles add up, but if you have some flexibility with your approval, this is an option to consider.


Option #3 in Howell, is a condo complex located off of Pinckney Road. A 3 bedroom, 3 bathroom, 1,254 sq ft unit with a 2-car garage built in 2002 is listed at $265,000. I have actually showed a few of these condos to my client’s personally, and my client’s biggest complaint wasn’t with the presentation of the home and its features, but the homeowners association that follows. This particular complex has a $300 a month HOA fee, which covers Maintenance Grounds, Snow Removal, and Trash.

Jumping over to Brighton options. Brighton tends to be a little more upscale and city-like, where Howell has a farm town feel. With that in mind, your dollar doesn’t go quite as far. A home that is currently pending off of Fairway Trails Drive, and for those of you that know this area, which is North of Brighton lake Road and West of Grand River, can honestly say it's an amazing location, near Scranton Middle School, Brighton Highschool and downtown Brighton.


This 2 bedroom, 2 bathroom home with a 2-car garage spreading over 1300 sq ft on a quarter acre, is listed at $219,900. This home was built in 1985, but as you can see from the pictures here (if you’re watching this, not listening to the podcast) you can see it’s very much move-in ready, no obvious issues popping out from the pictures and it appears to be a pretty good ranch home with a short commute to downtown Brighton.

Another option in Brighton are condos. There are some off Katie Lane which is a new development by Robertson Brothers Homes that is North of Main St and East of Grand River. These are 2 bedroom, 2.5 bathroom, 1,334 sq ft with a 1-car garage, and an HOA that includes: Insurance, Maintenance Grounds, Maintenance Structure, Sewer, Snow Removal, Water. Along with that option are the condo units off of Second st., which are a little smaller at 1,102 sq ft, 2 bedrooms, 1.5 bathrooms and an HOA fee of $240 a month. If you’re not much of a condo person there are several 2 bedroom, 1 bath or 3 bedroom, 1 bath homes throughout the city of Brighton you can capitalize on.


Hopping on over to the highly underrated Hamburg twp. It’s underrated because of its proximity to the highly desirable city of Brighton. You can stretch your dollar much further and taxes are less of a load on your shoulders as well.


To start the options off, a 2 bedroom, 2 bathroom, 1,307 sq ft newly constructed home by Mitchell Building Co. is sitting at a price tag of $297,000. Keep in mind that it’s a new construction home and all the shiny objects add up!

Another option to consider is a home off of Chilson road. It’s a busy road that offers a great commute and this home is privately pushed back on the lot a little bit so that helps. is a 3 bedroom, 2 bathroom home, with 1,933 sq ft with a basement and a 2-car garage and a large backyard on 1.38 acres, listed for $274,900.

A third opportunity is a 3 bedroom, 2.5 bathroom home with 1,483 total sq ft on .64 acres, featuring a 2 car garage. Listed at $259,000, this home ended up selling a couple weeks ago for $275,000 after a bidding war or two.

Stepping on over to the Pinckney area. The inventory is a little slim over there, but here are a few options to give you an idea. There’s a home off of Cordley Lake Road that has lake privileges to Cordley Lake, sitting on .09 acres, 2 bedrooms, 1.5 bathrooms with 1,442 sq ft of space. This home doesn’t have a garage and is listed at $225,000 with an annual HOA of $160. This home shows incredibly with its amazing vaulted ceilings and open floor plan. But at a glance this home is slightly overpriced as it has been on the market for 53+ days, which is unusual for a housing market like this.

Another option in Pinckney, is a 3 bedroom, 1 bathroom ranch with 864 total sq ft on .2 acres that was built in 1979. Yes, this home is a little cozy, but it has been beautifully renovated with new countertops, appliances, laminate flooring, roof, storage shed, windows, and tankless water heater. This home sold just shy of a week ago for $206,500.

Last but not least, taking a quick 24 minute hike over to Fowlerville. Fowlerville is a place where you can stretch your dollar even further. More cornfields, more space between your neighbors and less of a city feel. Option number one is a 2-story colonial, 4 bedrooms, 2.5 bathrooms, 1,446 sq ft. with a 588 sq ft unfinished basement. This home is on .14 acres and was built in 2001.


This home features a newer roof, appliances, new master bath, and flooring. From the pictures it is clearly move-in ready, as the family currently occupying the home is all decorated for their holiday festivities. This home is priced at $249,900 and has been on the market for 5 days, as of recording this and I don’t think it will stay on there for much longer unless there’s a large hidden defect.

Another option in Fowlerville is a beautifully renovated ranch with 6 bedrooms, 2.5 bedrooms, 2,310 total sq ft on 0.2 acres. This home was built in 2016 and is listed for $300,000. This home has been on the market over 47 days, but after looking at the pictures and taking a look at the location, it’s a large home for the smaller lot it’s on and it’s right next to another complex that could be discouraging potential buyers.
